Port of Walla Walla approves $36M land sale to Amazon for data center campus

WALLULA – The Port of Walla Walla commissioners unanimously approved a significant land sale to Amazon Data Services, Inc. (ADS) during its regularly scheduled meeting Thursday, clearing the way for a major expansion at the Wallula Gap Business Park, to build a data center campus.

The approved Amendment No. 4 for the purchase and sale agreement increases the transaction area from 500 acres to approximately 554 acres. With a fixed price of $65,000 per acre, the total purchase price has been adjusted to $36,007,400.

ADS is acquiring the property as the successor in interest to Advance Phase LLC. The transaction divides the land into two separate parcels, prompting a series of mutually beneficial easement agreements for access, utilities, and rail corridors between the port and the tech giant.

Under a post-closing development agreement, the port committed to funding specific infrastructure improvements, including:

  • Constructing two entrances off Attalia East Road for the southern parcel.
  • Building a new hot-mixed asphalt access road to the northern parcel.
  • Installing a four-inch domestic potable water line to the property boundaries.

Port officials stated the sale aligns with strategic goals to recruit capital-intensive industries and diversify the county’s economic base. The project is expected to increase the local tax base and provide steady, year-round family-wage jobs.
